If you are ready to list and sell your house and would like me to be your agent, you will be given the following: a review of your profit goals, in depth research on property and comparisons as well as the most profitable and realistic price to sell. We will also go through a complete walk through of the property for staging advise on how to maximize your homes best features and furnishing placements. Be set to go with a detailed game plan including all of steps for the sale of your home from beginning to end. Get the photographs and videography you need of the property looking it's very best to be uploaded and added for advertising and marketing for print and online. Looking forward to hearing from you! 

What is the VALUE of your house?

  • Location and local market conditions: How close is your house to social amenities and highways?
  • Curb appeal: Does your house stand out in the neighborhood? Is it pretty to look at? 
  • Square footage: Is your house big enough for your intended buyers?
  • The number of rooms/bathrooms: Be clear about the potential of your property. 
  • Age of roof: Will need replacement if roof is ten years or older and insurance/mortgage is required.
  • Safety: How is the crime rate in your neighborhood? Does it have well-lit sidewalks?
  • Updated appliances: Have you made any recent updates? Are the appliances functioning and energy-efficient?
  • Mortgage interest rates: If the mortgage rates are high, you may get fewer bids for your house.
  • Supply and demand: Like any other market, the real estate market shifts depending on the demand and supply. Considering there are many houses are on the market, you’ll be forced to up your game to beat the competition. But if there are fewer houses on sale, you might even sell above and beyond your asking price. Call me so we can narrow down the possibilities.
  • Similarity with houses sold before: What is the average selling price in your neighborhood? If you have current sales reports on how much your neighbor's home went for, this points at how much buyers are willing to pay for properties like you and should offer you some insights on what to expect.

There are plenty of online calculators that will give you a base point to start, but those numbers do not always apply to the current market trends. It will give you an estimate but not the best information depending on the year, time, weather and condition of your home...Call me or email to get an a more detailed estimate for the sale of your home or property.

Property will be expertly photographed in the best light possible, a walk through video will be provided and posted online and will be advertised in print and online with owner/s approval. Be ready to have a complete check list of things from beginning to end for profitable and smooth transition.

Increasing the value of your home:

  • Update your home's look (clean/paint, remove unsightly objects, clean up yard, rust, weather damage, etc)
  • How old is the roof? For best value, roof should be within 10 years old for insurance depending on sale).
  • With a proper CMA, you will get a good look at the competition.
  • Be aware of all improvements and condition of home with documentation.
  • Have appliance warranties handy if able. 
  • Brighten up your curb appeal.
  • Finish off any unfinished spaces and projects.
  • Always clean and declutter before presentation. 
  • When showing home, put some flowers and cookies out along with cold water. Put a few coffee beans in the oven set to low to give the house a pleasant feel (or use other scents such as vanilla). Perhaps some soothing low background music?
  • Steer clear when your realtor agent is presenting your home as this may cause damage to the presentation.
  • Remove/store personal items for safekeeping.
  • Consider staging if it needs an updated fresh look. Statistics have shown that buyers like to see some decorating and furnishing because it helps them to visualize things better.

Timing & Market Trends along the Spacecoast:

For selling homes in Indialantic, the best trending times to sell are the months of April, June, October and December. It generally takes up to three months to close, so if you were to list your house by July, you would be more likely to close by October.

The best time to sell fast are the months of June, July, August and February. Meaning if you wanted to close on your house, by listing your house in June you may be able to close within a month.

The trends for selling your home in Indian Harbor Beach, would be to list it in September to be able to close in December. The worst time to sell would be in January.

The top trending times for selling in Satellite Beach are July, August and September, July being the best bet. February would not be an optimal time to sell. The best time to sell your house fast would be the month of March, so it would be a good idea to list it in January.

For Merritt Island, the hottest time to sell are the months of June and October, so listing three months prior would be a good bet.

Selling in Cape Canaveral? October and November are the best trending months for closing, so try listing it in July

Trends show that closings are more likely to happen in Cocoa Beach in the months of November and December, so listing in September would be a good time. 

Selling in Melbourne? Trends point to the months of June through December. August and December being the best.
